5.2.3 Industrial Facilities Visual Theme

INDUSTRIAL FACILITY |
The size, form, and arrangement of buildings in this visual theme are direct expressions of the functional activities and equipment they accommodate. Future facilities in this theme should continue to use the same, or similar, primary building materials and forms.
Below is a list of facilities that would be
included in the Industrial Facilities Visual Theme:
Small industrial facilities mixed in with
facilities from other visual zones should be strongly identified with their main facilities through the use of similar forms, colors, and materials.
5.2.3.1 Form, Shape, and Proportion
- The industrial facility structure (form, shape, and proportion), by default, shall boldly and honestly express the function of each facility type.
- Roof types shall also reflect the function of the facility. Smaller buildings shall utilize pitched, gabled, or hipped roofs as a standard with a maximum pitch of 4:12. Large maintenance facilities should have flat roofs or low sloping roof structures.
5.2.3.2 Size, Massing, and Scale

- The maximum height of tactical and airfield maintenance facilities shall not exceed forty five feet (45'), and shall be limited to no more than two (2) stories. General maintenance facilities shall not exceed seventy (70’). Ancillary structures shall be no more than one (1) story. All buildings shall be single story at maintenance bays and, at administrative, storage, or similar areas within large maintenance buildings, no more than three (3) stories may be used.
- The massing of a tactical maintenance building shall be a relatively long, narrow structure, where the narrow width is directly related to the required depth for vehicle maintenance bays.
- The mass of a general maintenance facility shall be broken into "sub-masses" both vertically and horizontally to reduce apparent size and provide visual relief. Sub-mass sizes and arrangements shall be directly related to the functional needs of individual building areas. Where sub-masses contain administrative or similar people-oriented activities, the size and scale of that sub-mass shall exhibit characteristics of a more "personal" nature.
- The mass of an airfield maintenance facility shall be broken into horizontal segments to reduce apparent size and provide visual relief. Each horizontal segment shall be a maximum of eighty feet (80') in length between required minor offsets (two feet (2') deep or less) in the exterior elevation wall plane.
- Primary tactical maintenance and airfield maintenance facilities shall portray an image of a commercial (medium) sized building.
- Ancillary structures shall portray an image of a small to commercial (medium) sized building at the maximum.
- General maintenance facilities shall portray an image of a commercial (medium) sized facility.
5.2.3.3 Details

Details |

Personnel doors shall have canopies protecting users from the elements as they enter the facility.
- Daylighting
should be incorporated into the building in some fashion to decrease the need for lighting during daytime hours. Detailed information on daylighting is available in Appendix D. Some ways to incorporate daylighting are:
- Windows in overhead doors.
- Translucent roof or wall panels.
- Bollards are to be used at all overhead door locations.
5.2.3.4 Material Placement

Concrete Masonry Unit (CMU) - integrally colored CMU is to be used as a wainscot material. Wainscots should be used to protect the lower wall portion of the building from damage and to break up the overall mass of the facility. The wainscot can be anywhere from 4’ tall to 12’ tall. Do not paint CMU.
- Metal wall panels - use for the wall material above the CMU wainscot. An accent band between the CMU and the main wall panel is suggested. The accent bad color is to match the trim color.
- Precast - use for sills and trim pieces.
- Precast panels - may be used as a cost savings measure for the large box type facilities.
- Light colored reflective roofing membrane - flat and low sloped roof areas.

- Standing seam metal roofing - all pitched/sloped roofs and on metal building applications.
- Pre-finished metal flashing and trim - all locations where trim is needed, parapet flashing.
- Pre-finished aluminum - storefront and window systems
Prohibited materials - these materials shall not be exposed to view:
- Poured in place concrete - concrete foundations shall not be exposed to view.
