5.2.4 Troop Housing Visual Theme

The troop housing visual theme presently has a strong and unified visual character. This strength comes from the repetitive use of form, heights, massing, and building materials.
Below is a list of facilities that would be included in the Troop
Housing Visual Theme:
5.2.4.1 Form, Shape, and Proportion
- Barracks facilities shall be horizontal in nature with a width/height ratio no less than 3:1 and the facilities shall be no more than three (3) stories high.
- All buildings shall follow the orthogonal geometry unless functional requirements (such as stairwells) necessitate deviation. In those cases, angular geometry may be used, providing the orthogonal geometry is visually dominant.
- Roofs shall be pitched (gabled or hipped) and long expanses shall be broken up with gables. Roof pitch shall be no more than a 4:12.
5.2.4.2 Size, Massing, and Scale
- Large building masses shall be broken into horizontal segments to reduce apparent size. Segments shall be limited to sixty feet (60’) maximum horizontally between required major offsets (twelve feet (12’) deep or less) in the exterior elevation wall plane. Such offsets shall produce a building plan characterized by offsets on two (2) sides, creating a long and relatively narrow mass, with offsets occurring along the long axis. Overall massing arrangement shall be asymmetrical in nature.
- The building scale shall project an image of a commercial (medium) sized building. In addition, residential (small) scale shall also be expressed within the context of the overall building.
5.2.4.3 Details

Sun shading devices shall be utilized on all south, east, and west facing windows. More information on shading design and devices is available in Appendix D.

- Entries shall be recessed or covered to protect people entering the facility from the elements.
- Main entrances shall be distinguishable and properly landscaped.
5.2.4.4 Material Placement

- Brick - main exterior material.
- Concrete Masonry Unit (CMU) - split faced integrally colored CMU can be used as a wainscot material up to 4’-0” above grade. Do not paint CMU.
- Precast - use for sills and trim pieces.
- Light colored reflective roofing membrane - flat and low sloped roof areas.

- Standing seam metal roofing - all pitched/sloped roofs.
- Pre-finished metal flashing and trim - all locations where trim is needed, parapet flashing.
- Pre-finished aluminum - storefront and window systems.
Prohibited materials - these materials shall not be exposed to view:
- Poured in place concrete - concrete foundations shall not be exposed to view.
