5.3.5.4 Liabilities

5.3.5.4.1 Site Planning
  • The far-flung scattered pattern of facilities inhibits concentration of pedestrian and parking facilities and amenities.
5.3.5.4.2 Buildings
  • Inconsistent building materials, use, style, and level of maintenance is visually distracting.
  • Metal sheds are inappropriate and unattractive.
5.3.5.4.3 Circulation
  • Pedestrian and bicycle circulation networks are not well defined.
  • Circulation relies entirely upon the individuals’ automobiles.
  • There is no pedestrian connection between the parking lot and the new golf course clubhouse.  People parking in the lot and going directly into the clubhouse typically cross a landscaped area with no sidewalk.
  • Parking areas are unpaved and undefined at many facilities, leaving vehicles inadequately contained and screened.
5.3.5.4.4 Plant Materials
  • The lack of screening or plantings to define people-oriented spaces in Iron Horse Park gives a feeling of ambiguity.
  • A lack of concentrated plantings in the vicinity of many buildings and parking areas leaves those areas devoid of focal points.
5.3.5.4.5 Site Elements
  • Facilities are not identified by directional signage.
  • Overhead utility lines and poles are a visual liability.
  • Site furnishings are inconsistent in design, type, and quality.
  • No bicycle racks are provided.
5.3.5.4.6 Force Protection
  • None.
