8.16.3 Fort Carson on Post construction/material Standards

The following is a list of materials and construction methods that shall be standard throughout the installation.

  • Assume that poor soils, expansive clay, sulfates, and a high water table are common throughout the installation.

  • Use sulfate resistive concrete Type II or V.

  • Engineered structural fill, caissons, or helical screws are often needed.

  • Avoid slab on grade where soils are bad; use structural floors as appropriate.

  • Orient new buildings with long axis east-west.  Incorporating planting on the north side form windbreaks.  Take advantage of solar availability in the design.  Provide shading to minimize cooling loads.  See Appendix D for more Sustainable design recommendations.

  • Windows shall be aluminum or better with a thermal break.  Insulated low-E glazing is preferred.  Avoid casement and awning type windows in high wind areas.  Operable windows are preferred in all new construction.  If a window replacement remodel is being done, operable window should be considered for the replacement.  Glazing may be required to be laminated per force protection requirements.

  • Pre-finished metal fascia is to be used.  The fascia is to be 24 gauge minimum and shall have concealed fasteners.

  • Metal roofing is to be pre-finished standing mechanical loc seam, 24 gauge with concealed fasteners.  Built up roof and membrane roofing may be used if appropriate.

  • Gutters and leaders shall be connected to storm sewers where necessary for safety and mission concerns.  Avoid downspouts draining onto pavement on the north side of all facilities.
